6. Guests and Overnight Stays

Set expectations early: how many nights can a guest stay before it becomes a concern? What's the process if a significant other is staying multiple nights a week?

7. Noise and Quiet Hours

Establish quiet hours (e.g., 10pm–8am on weekdays), volume policies for shared spaces, and how much notice is needed for gatherings.

8. Pets, Smoking, and Other Policies

Cover pets (is it allowed under the lease? who cleans up?), smoking, and any other household policies that matter to someone living there.

9. Moving Out

How much notice is required before leaving? Who's responsible for finding a replacement? How is the security deposit handled?

Putting It Together
